You may be considering selling your home. If you are, chances are you are also experiencing a vast array of emotions. These can range from excitement to uncertainty and everything in between.

Your plans could include hiring a Realtor. Or perhaps you thought of giving it a try on your own. Regardless of the method you choose, certain steps need to be taken, the first of which is to determine what your home is worth in today's market.

»You could have an appraisal done. What is an appraisal, really? It is an educated opinion of one person's value on a given date. Still it is an estimated opinion.

»Another option is to have a Realtor provide a comparable sales report. Theses are recent sales of homes similar to yours. The comps should be within the last six months and from the same neighborhood. They should also be similar in size, age and condition but remember that ideal comps are not always available. One could be provided to you, free of charge, and will consist of 3 comps from the Sarasota Association of Realtors database. The report will be sent via email and you must be a prospective seller and have not listed your home for sale. 

»A Comparative Market Analysis is a more comprehensive evaluation of the home to be sold. It requires you to complete a short on-line form and will be followed by a visit to your home. The CMA will include an estimate of the home value and a recommendation of a listing price with an explanation.

You have total control.

You do not have access to the MLS in most cases.

You are available to answer questions.

If you are not skilled in negotiations, money could be left on the table.

 

All paperwork is your responsibility.  Make sure you are aware of all the disclosures required by law.

 

Most sellers believe they can get you to come down on your price because they know there is no commission to be paid.

 

You must forget your emotional ties to the home and leave them out of negotiations.

 

You must become an expert on advertising and marketing.

Your time is not your own.  You must find a way to take calls and show the home when buyers want.  Inconvenient.
