Sarasota is an area in demand. Consequently, there are numerous new subdivisions from which to choose. There are also numerous builders offering various floor plans, lot prices and upgrades.
Some people go directly to the builders where salespeople are on site. These salespeople represent the builder. Therefore, it is smart to have representation when purchasing a new home.
A Realtor, acting as a Buyer's Agent is required by law to disclose all aspects, including but not limited to comparison of prices, community development and upgrades, that could affect the value of the home. In this way you are better equipped to make a wise decision.
If you are interested in new construction, I will work as your buyer's agent. As your buyer's agent I will represent you, and you alone. This means I will not be working for the seller or the builder. Best of all, my services are free. Commissions are paid from the seller's proceeds or the builder's marketing fund. I work with all builders in the Sarasota area and can show you any home that is currently listed regardless of which real estate company holds the listing.
The Realtor®/Builder Agreement Basically States:
The Introducing Realtor will be compensated by The Builder, at no additional cost to the Client, the compensation is paid in recognition of the additional traffic the Realtor brings to The Builder.
Further the Realtor can act as an Advisor or Agent for the Client during the time the selections and decisions are made; again at no additional cost to the Home Buyer.
The Realtors Associations and The County Builders Associations have agreed that there will be no dual pricing of new construction homes.
( this means that if you dump the Realtor or choose not to use a Realtor the price will not be reduced, and you will loose a great potential asset and advisor during the different stages of purchasing your new home).
